I knew this house pretty well as I had sold it (as the listing agent) in March of 2013 for 730K. Originally a bi-level with 2-car attached garage, it had been popped with a master suite on the upper level. Views were amazing from that master bedroom addition and location prime being so close to Bear Creek Elementary. The house sits at the northwest corner of Ithaca and Table Mesa, but the yard is large enough to act as a buffer. No updating had been done since 2013 except for solar panels and cork flooring in the main floor bedrooms and the basement. The house was in good condition but ready for kitchen/bath remodel, along with some other cosmetic upgrades.
I heard the house was going back on the market and that there were 4 interested buyers before MLS entry. My buyers got outbid the first time around but luckily for them the first contract fell out and they were able to improve their initial offer by 10K and match the offer price of $1,015,000. They closed on 4/18/16 and are happy to return to their normal lives. Being a buyer in Boulder in the spring of 2016 can be very stressful as one typically is faced to tough competition and often time a buyer has to make several offers before getting under contract.
