Nice curb appeal except for driveway which sank quite a bit near the garage and which will need repair and nice surrounding for Mountain Terrace as home is next door to super nice remodel to the west and not negatively impacted by road noise. Attribute/positive is super nice vaulted addition off kitchen with lots of windows and skylights. This addition took a little away from the yard which is still a nice enough size but is a little bare looking and could use more privacy from neighbor to the south. 3 small bedrooms upstairs, bathrooms and kitchen need a total remodel, but home has nice Pella windows, new roof, furnace and water heater, so now mostly need cosmetic upgrades. Choice of Bear Creek or Mesa elementary is a plus as well. Can walk/bike to shopping center. House is listed as 3 bedrooms but I think I saw a 4th one in the basement or was that an office? Hard to tell but in this “entry” market I predict there will be multiple offers to drive the price up. Based on 1205 Albion, a 1,796 sq.ft. bi-level with no garage which was listed for 735K but sold for $750,500 on 5/2/16, this home should get bid up as well but the sellers’ requirement for replacement home contingency might hurt them depending where they are looking. However, because there is nothing on the market in this price range (except a real scarry tear down at 3995 Darley) this home could be bid up by as much as 75K. Can’t wait to find out, stay tuned!
