Potential in Table Mesa

This house came on the market on May 31st, nearly a month ago.  Last year, or even earlier this spring, it would have been snatched in a couple of days so we are definitely seeing somewhat of slowdown in our market these days.  The sales price will depend on the flexibility of the sellers, i.e. their motivation and time they are willing to stay on the market.  It looks like these sellers have owned this house a while, so they probably have the luxury of waiting it out with no mortgage payments to pressure them into dropping the price or accepting a 750K offer…

Cul-de-sac location is nice and offers a choice of Bear Creek or Mesa elementary schools.  This house has potential with 2-car garage and possibility of finishing the basement.  The 4th bedroom in the basement right now is extremely small and needs to be enlarged, but there is room for that.  Also a bathroom is needed in the basement.  There doesn’t appear to have a rough-in but there is water and a drain close by due the location of the laundry room.  The whole house (with the exception of the existing 2 bathrooms) needs to be remodeled and the yard, while private, is growing wild, but there should be some nice mountain views in the winter.
